Commercial Drawing Submittal Package

Building code compliance is the obligation of the design professional(s) and the building contractor. This plan review guideline is to be used to ensure that the drawing submittal package is complete, so that the City's plan review process can start.

A. Site Plan

(Two [2] copies of the site plan)

B. Building Construction Plans (including Tenant Improvement)

(Two [2] copies of the stamped and signed construction plans):

  • Drawn to scale with all appropriate dimensions shown
  • Plans shall include (at minimum): Foundation plan, floor plan, four (4) building elevations, foundation/wall/roof section detail(s), interior sections, roof framing plan, structural details, along with details/schedules (door/window) and specification documents.
  • For tenant improvements, a detailed floor plan with section details (including interior braced wall details, suspended ceiling details, rated wall penetration details, etc.), as well as exit signage, exit illumination and interior sections/details showing ADA compliance.

C. Gravity and Lateral Loading Analysis (Stamped and Signed)

(Two [2] copies)

***Please note: An engineered design must consider a minimum wind speed of 90 mph with a minimum "wind exposure category C" or as field determined by the structual engineer of record, along with a minimum "seismic design category B."

D. Soils Report

Stamped and signed geotechnical report, unless otherwise deemed not required by the City's Building Official.

E. Electrical Plan

(Two [2] copies)

  • Electrical load calculations.
  • Electrical service distributional panel (including sub panel[s]) schedule(s).
  • Electrical legend and abbreviations.
  • Location and labeling of all interior and exterior electrical devices.
  • Fault calculations.
  • Lighting including emergency and exit signage illumination.

F. Plumbing Plan

(Two [2] copies)

  • Plumbing fixture unit tabulation, along with plumbing fixture schedule.
  • Plumbing layout, including water supply and DWV piping, cleanouts and fixture locations.
  • DWV isometric schematic diagram.
  • Hot and cold water isometric schematic diagram.
  • Gas line layout.

G. Mechanical Plan

(Two [2] copies)

  • Mechanical legend and abbreviations.
  • HVAC ductwork layout, including sizing and location of all supply and return ducts.
  • Location of required return on smoke detectors.
  • HVAC equipment size and location (including load summary and energy efficiency rating).
  • Outside air or compliance tabulation.
  • Mechanical compliance certificate.

H. Fire Alarm/Sprinkler System Design

I. Energy Design

 (Two [2] copies)

  • Energy Compliance Tabulation (including section details showing location and value of all added insulation).
  • Refer to Section G., "Mechanical Plan" above.
  • Lighting power budget tabulation for both interior and exterior.
