Citizen Review - GPA 16-01

NOTICE OF CITIZEN REVIEW/INPUT MEETING

Pursuant to A.R.S. § 9-462.02 and Section 4.05 of the Litchfield Park Zoning Code, notice is hereby given that the Litchfield Park Planning and Zoning Advisory Commission will hold a work session open to the public to discuss a proposed 2016 Major General Plan Amendment and associated Rezoning and Zoning Code Text Amendment requests at the date and time set forth below.  The purpose of the meeting will be to gather information regarding the proposed amendments and provide an opportunity to interested persons to express any issues or concerns they may have with respect to the proposed amendments.  Members of the public are encouraged to attend.

                        101 W. Wigwam Boulevard

                        Litchfield Park, AZ 

Time:               7:00 p.m.

Copies of the proposed amendment are available for viewing online, and at the Litchfield Park City Hall, 214 West Wigwam Blvd, Litchfield Park, Arizona 85340 during normal office hours:  Monday through Friday, 8 a.m. to 5 p.m.  

The proposed amendments are generally described as follows:

Zoning Code Text Amendment:  A proposed ordinance that would amend the City of Litchfield Park Zoning Code to add a new Commercial Flex Zoning District.  The district would provide areas for commercial centers which provide everyday goods and services for a number of neighborhoods, but also provide for residential uses if certain conditions are met.  This new district would allow Community Commercial zoning district uses on property that is intended for commercial development.  For any of the Commercial-Flex property that is intended for residential uses, the equivalent current  High Medium Residential (R1-6) zoning development standards and allowed uses shall apply.  

General Plan Amendment Request -  GPA 16-01:  A proposed amendment that would amend the City of Litchfield Park General Plan Land Use Map designation for 13 acres of the property located at the southeast corner of Camelback and Dysart Roads from Commercial to Commercial Flex.

Zoning Code Zoning Map Amendment:  A proposed amendment that would change the zoning for 13 acres of the property located at the southeast corner of Camelback and Dysart Roads from Community Commercial (CS) to Commercial Flex (CF).
