CITY OF LITCHFIELD PARK

NOTICE OF PUBLIC HEARING

Pursuant to A.R.S. Section 9-461.06, Notice is hereby given that the Litchfield Park Planning and Zoning Commission and City Council will hold public hearings at the dates and times set forth below to consider a request to adopt a Major Amendment to the City’s General Plan, and to amend Ordinance 01-73 related to property located at the southeast corner of Dysart and Camelback Roads.

WILL BE HELD ON WEDNESDAY, OCTOBER 19, 2016 AT 7:00 P.M.

The proposed amendments are generally described as follows:

General Plan Amendment - GPA 16-01:  

A request to amend the City of Litchfield Park 2010 General Plan by amending the land use map designation for approximately 13 acres located within property located at the southeast corner of Dysart and Camelback Roads from Commercial to Commercial Flex.  The Commercial Flex Land Use Category would allow for commercial development, while also permitting residential uses under certain conditions that are consistent with the Commercial Flex Zoning District; and

Rezoning Amendment:  

A request to amend Ordinance 01-73 related to property consisting of approximately 20 acres located at the southeast corner of Dysart and Camelback Road to repeal the associated site plan and to rezone 13 acres of the property from Community Commercial (CS) to Commercial Flex (CF).  The Commercial Flex zoning designation allows for uses and standards as set forth under the Community Commercial zoning district, while also providing some flexibility for a single family residential development if certain conditions are met as required under the Commercial Flex (CF) Zoning District.  The remaining approximate 7 acres would continue as a Community Commercial (CS) Zoning District.
 

A copy of each application is available for viewing on the City’s web site.  Copies are also available from the City Clerk at the City of Litchfield Park City Hall, 214 West Wigwam Blvd., Litchfield Park, Arizona  85340, and available for review during normal office hours:  Monday through Friday, 8 a.m. to 5 p.m.  Persons wishing to comment on the proposed amendments may do so, in writing, prior to the public hearings to be held on the dates listed above, or may provide testimony in person at the hearing(s).

Following the Planning and Zoning Advisory Commission Public Hearings, the Commission may forward to the City Council a recommendation for adoption of the Major General Plan Amendment and the amendment to Ordinance 01-73.    

Following the City Council Public Hearings, the City Council may adopt the proposed Major General Plan Amendment and the amendment to Ordinance 01-73.
