General Building Code Terms
"accessory (building) structure”: A (building) structure not greater than 3,000 square feet in floor area, and not over two stories in height, the use of which is customarily accessory to and incidental to that of the dwelling(s) and is located on the same lot.

***Please note: There are two different definitions that are codified by the City, one taken from the International Residential Code and one from the City's Zoning Code. Since the International Residential Code definition is the most restrictive, it is the definition that will be enforced.

“approved agency”: An established and recognized agency regularly engaged in conducting tests or furnishing inspection services, when such agency has been approved by the Building Official.

“braced wall line”: A series of “braced wall panels” in a single story constructed in accordance with Section R602.10 for wood framing or R603.7 or R301.1.1, I.R.C. for cold-formed steel framing to resist racking from seismic and wind forces.

“braced wall panels”: A section of a braced wall line constructed in accordance with Section R602.10, I.R.C. for wood framing or R603.7 or R301.1.1, I.R.C. for cold-formed steel framing, which extend the full height of the wall.

“carport”: A roofed structure providing space for the parking or storage of motor vehicles and entirely open on two or more sides. Carports not open on at least two sides shall be considered a garage.

"certificate of occupancy": A City issued certificate given upon completion and approval of all City required inspections. Issuance of a Certificate of Occupancy shall not be construed as an approval of a violation of the provisions of the building code or of other City ordinances. Certificates presuming to give authority to violate or cancel the City provisions of the building code or of other City ordinances shall not be valid.

***Please note: For residential construction, the yellow copy of the City "Inspector's Notice," (upon City's approval of the "final" inspection) serves as the Certificate of Occupancy.

“dwelling unit”: A single unit providing complete independent living facilities for one or more persons, including permanent provisions for living, sleeping, eating, cooking and sanitation.

“emergency escape and rescue opening”: An operable exterior window, door or similar device that provides for a means of escape and access for rescue in the event of an emergency.

“garage”: A roofed structure providing space for the parking or storage of motor vehicles and not open on at least two sides. If entirely open on two or more sides, the roofed structure shall be considered a "carport."

“listed” (listing): Terms referring to equipment that is shown in a list published by an approved testing agency qualified and equipped for experimental testing and maintaining an adequate periodic inspection of current productions and whose listing states that the equipment complies with nationally recognized standards when installed in accordance with the manufacturer’s installation instructions.

"pool barriers": Obstructions to prevent access by young children. See "Swimming Pool & Spa Barriers Guidelines" for specific regulations.

“sunroom”: A one-story structure attached to a dwelling with a glazing area in excess of 40 percent of the gross area of the structure’s exterior walls and roof.
