Foundation (Post Tension) Slab

***Please note:  It is the owner's/building contractor's responsibility to provide a method of termite control treatment in compliance with section R318, I.R.C.

The residential inspection checklist for foundation (post tension) includes:

  • Compliance with the engineered slab design (including tension stressing, tendon "stressing end"/"dead-end" installation, etc.) which requires a third party special inspection with on-site tagged approval, section R109.2, I.R.C.
  • City approved site plan with dimensioned setbacks shall be on the jobsite, section R106.3.1, I.R.C.      ***Please note:  Property lines must be strung for this inspection.
  • Depth and size of foundation per City reviewed engineered details/drawings.
  • Reinforced penetrations (plumbing, electrical) per City reviewed engineered details/drawings.
  • Piping passing through the slab shall have protective wrapping from the corrosive soil, which also allows expansion/contraction movement, section P2603.3, I.R.C.
  • Location and proper size/model type of structural holdowns and/or special anchors per engineered details/drawings.
  • Added steel reinforcement at inside corners, and at building perimeter per engineered details/drawings.
  • Isolation material used between steel reinforcement and any metallic support device that is in direct contact with the earth.
  • Steel reinforcement layout (bend diameters, splices, ties, hooks, etc.) per Chapter7, ACI 318-08.
  • Added steel reinforcement and/or steel pipe sleeving at "stressing end"/"dead-end" zones per City reviewed engineered details/drawings.
  • Pier footings per City reviewed engineered details/drawings.
  • Concrete-encased electrode (UFER).  Example:  A minimum #4 rebar, at least 20 feet in length, and having minimum 2 inches of concrete encasement in compliance with section E3608.1.2, I.R.C.
  • Grade sloped away from the edge of the post-tension slab.
