The residential inspection checklist for garages includes:

  • Floor shall be of noncombustible material and shall slope in the direction of the main vehicle entry doorway, section R309.2, I.R.C.
  • Appliances in garage to be protected (concrete curb, concrete wheel stop, concrete filled steel bollard) from vehicle impact, section M1307.3.1, I.R.C.
  • Appliance ignition sources to be elevated a minimum 18 inches above floor, section M1307.3, I.R.C.
  • Electrical receptacles (bottom of outlet box) to be elevated minimum of 18 inches above floor, City policy.
  • Gas appliance single-wall metal vent connector must have a minimum 6 inch clearance to a gypsum wallboard surface, Table G2427.10.5, I.R.C.
  • Gas appliance single-wall metal vent connector must be installed per manufacturer's listing with a minimum slope of ¼ inch rise per foot of run, securely supported with minimum three (3) sheet metal screw joints, section M1803.3, I.R.C.
  • Water heater T&P relief valve drain line termination, at a point where discharge is observable, but where discharge will not cause personal injury or structural damage (terminate max. 6 inches above surface below), City amended section P2803.6.1, I.R.C. ***Please note: If a pressure-reducing valve, backflow prevention device or check valve is installed, a thermal expansion control device shall be installed in accordance with section P2903.4, I.R.C.
  • Occupancy separation door (between house and garage), shall be a min. 1 3/8 inch solid core or 20 minute fire rated, with self-closing and self-latching hardware, City amended section R302.5, I.R.C.
  • Ground-fault circuit-interrupter garage receptacles, section E3902.2, I.R.C.
  • Combustion, ventilation and dilution air vents, section G2407.6, I.R.C.
  • Automatic garage door openers with obstruction activation devices (both sides of garage door opening), installed in compliance with UL 325, section R309.4, I.R.C.
