Conventional Foundation Plan
The following items must be shown, detailed and/or noted on the “conventional foundation plan":

***Please Note: It is the owner and/or building contractor’s responsibility to provide a method of termite control in compliance with section R320.

Must be drawn to scale and dimensioned.

Must match the “site plan” and “floor plan” configuration.

Lots to be graded to drain surface water away from foundation walls at a minimum fall slope of 6 inches within the first 10 feet (section R401.3, see exception, I.R.C.).

Review engineer’s “soils investigation report” (if required) to compare report’s “recommended” footing/foundation design to the proposed design.

***Please Note: The report’s “recommended” soil bearing capacity shall be the maximum allowed in determining the footing/foundation design. If a “soils investigation (geotechnical) report” is not required by the Building Official, the maximum soil bearing capacity that can be used in the footing/foundation design is 1500 psf (Table R401.4.1, I.R.C.).

Termite treatment specified (section R320).

Subgrade preparation specified (section R506.2 or per “soil’s investigation report” if required).

Footings (plus foundation stem wall) shown and dimensioned at all exterior walls (section R403.1.1).  ***Please Note:  Concrete footings and foundation stem walls shall have, at least, minimum reinforcement in compliance with section R403.1.3, I.R.C., see City amendment.

Footings (plus foundation stem wall) shown and dimensioned at all interior bearing walls (section R403.1.1).  ***Please Note:  Concrete footings and foundation stem walls shall have, at least, minimum reinforcement in compliance with section R403.1.3, I.R.C., see City amendment.

Spread footings at concentrated load locations.  ***Please Note:  Concrete footings and foundation stem walls shall have, at least, minimum reinforcement in compliance with section R403.1.3, I.R.C., see City amendment.

When an engineered "lateral load design" is required shearwall holdowns and special anchors shall be shown.

Garage floor sloped to opening or drain (section R309.3).

Special concrete slab conditions (i.e. steps, curbs, control joints and recessed areas-including recessed shower stall).
